No Hot Water in Los Angeles

On June 5, 2026, our team responded to a no hot water complaint in Los Angeles. Upon arrival, the technician inspected the HVAC condensate management system, which appeared to be the source of the issue.

The inspection revealed a Honeywell programmable thermostat reading 57°F and a white condensing unit bearing a “DS GAP VERIFIED” label, indicating recent diagnostic work. The condensate drain line—white tubing visible throughout the system—showed signs of mineral deposits and sediment buildup in the metal condensate collection pan. Ductwork with insulation wrap and mesh filter was examined; the insulation appeared aged but structurally intact. The combustion air intake screen guard and motorized damper/valve assembly were checked for obstructions.

Significant dust and debris accumulation was noted on equipment surfaces, which can restrict airflow and affect system performance. The technician verified all flexible copper tubing connections and electrical control components were secure with proper fittings.

Work focused on clearing the condensate system and inspecting drainage pathways to restore proper water heating function. The “DS GAP VERIFIED” label suggests diagnostic testing was completed to confirm the system’s operational status. Following service, the thermostat and condensate management system were confirmed operational.

The customer’s hot water service was restored. Routine maintenance of condensate drainage and equipment surfaces will help prevent future buildup and ensure consistent system performance.
