Frequently Asked Questions

Straight answers to the questions Los Angeles homeowners and property managers ask us most — pricing, emergencies, warranties, and how the work actually gets done. EZ Plumbing is a family-owned, C-36 licensed contractor (#583868) answering calls 24/7 across 29 LA-area cities since 1989. If your question is not here, call (818) 908-2710 or text us a photo of the problem.

“After 37 years in these houses, I can usually tell you what is behind the wall before we open it. The license number is on every truck — I want customers checking it.”
— Mike Mesropyan, Owner

Emergency Service and Availability

Is EZ Plumbing really available 24/7?

Yes — a live dispatcher answers our phone around the clock, every day of the year, including holidays. Emergencies get a hard ETA before you hang up, not a callback promise. See our emergency plumbing service for what a 2 AM call looks like.

How fast can a plumber actually get to me?

For emergencies, most addresses in our service area see a truck within 60 to 90 minutes — often under an hour in Burbank, North Hollywood, and the East Valley, where our shop is based. The dispatcher quotes your real ETA when you call (818) 908-2710.

Do you offer same-day service for non-emergencies?

Usually. Call before mid-day for things like a slow drain, a struggling water heater, or a running toilet, and we can typically fit you in the same day.

Can I text you a photo of the problem?

Yes, and it genuinely helps — text a photo of the leak, fixture, or water heater to (818) 908-2710 and we can often tell you what you are dealing with before a truck rolls.

What should I do while I wait for the plumber?

If water is actively flowing, shut off the nearest fixture valve or the main house valve — our dispatcher will talk you through finding it. If you smell gas, leave the building and call SoCalGas at 1-800-427-2200 first; then see our gas leak service for what happens next.

Pricing and Estimates

How much does a plumber cost in Los Angeles?

It depends on the job, but the structure is always the same: flat-rate diagnostics, fixed starting prices for standard work like drain clearing, and itemized written quotes for bigger jobs. You approve the number before any work starts — that has been the rule since 1989.

Do you offer free estimates?

Yes, for most installation and replacement work — water heaters, repiping, sewer replacement, gas line projects. Diagnostic visits, where we locate and identify a problem, carry a flat-rate fee that is applied to the repair if you go ahead with us.

Will the final bill match the quote?

That is the point of quoting in writing before we start. If a job legitimately changes once a wall is open, we stop, explain, and re-quote before continuing — no “while we were in there” surprises on the invoice.

What payment methods do you accept?

We accept credit and debit cards, checks, and cash, and financing is available for larger jobs — ask when you book. Every job is priced in writing before work begins, so there is never a number you have not already approved.

Is a written quote really binding?

Yes. The written price you approve is the price you pay for the scoped work. Our Done Right Guarantee spells out how we stand behind both the price and the work.

Our Services

What plumbing services does EZ Plumbing handle?

Everything from a dripping faucet to a full repipe: drain cleaning, hydro jetting, water heaters, leak detection, slab leaks, sewer repair, repiping, gas lines, and commercial plumbing including HOA work.

Why does my drain keep clogging after it gets snaked?

Because snaking clears the blockage, not the cause. In older LA neighborhoods the cause is usually tree roots inside the sewer lateral or a low spot formed by shifting soil. A camera inspection shows which one you have; hydro jetting or a trenchless repair actually ends the cycle. We have handled 2,700+ drain calls across LA since 2020 — this is the problem we fix most.

What is hydro jetting, and when is it worth it?

High-pressure water that scours the pipe wall clean instead of punching a hole through the clog. It is the right call for grease-heavy kitchen lines, restaurant drains, and root-prone laterals — typically after the second or third repeat clog, or on a preventative schedule.

Should I repair or replace my water heater?

Rule of thumb: under 8 years old with a failed part, repair it; past 10 years or leaking from the tank itself, replace it — tank leaks are terminal. We stock Bradford White, Rheem, Navien, and Rinnai on the trucks, so most standard replacements happen the same day.

What are the signs of a slab leak?

Warm spots on the floor, a water bill that jumped for no reason, or the sound of running water when everything is off. We locate slab leaks electronically before touching concrete, and most get fixed by re-routing the line overhead instead of jackhammering — details on our slab leak page.

Do you do trenchless sewer repair?

Yes, wherever the pipe qualifies. Trenchless lining and pipe bursting renew a sewer line through one or two access points, which spares lawns, hardscape, and mature trees. A camera inspection first tells us if your lateral is a candidate.

Licensing, Warranty, and Trust

Is EZ Plumbing licensed and insured?

Yes — California C-36 Plumbing Contractor License #583868, fully bonded and insured, operating continuously since 1989. Verify it yourself at cslb.ca.gov; we encourage every customer to check any contractor, including us.

Do you pull permits for plumbing work?

Always, on permit-required work: water heaters, repipes, sewer repairs, and gas lines. We file with the office your address requires — LADBS in the City of LA, Burbank Building and Safety in Burbank, or your local authority — and we coordinate the inspection. Closed permits on file protect you at refinance, sale, and insurance time.

Who actually shows up to my house?

Every EZ Plumbing technician is a background-checked, W-2 employee of our company — not a subcontractor — working under our C-36 license (#583868). They arrive in a marked, stocked truck with drop cloths, shoe covers, and end-of-job cleanup as standard practice. This is a family business; the people we send represent it.

What warranty do you offer on work?

Under our Done Right Guarantee: a 5-year limited warranty on water pressure regulators, copper pipe repairs, drainage repairs, gas repairs, and PEX repairs, and a standard 1-year warranty on faucet and toilet repairs and installs and on commercial work. If something we fixed fails inside its window, we come back and make it right.

How long has EZ Plumbing been in business?

37 years — family-owned since 1989, more than 12,000 jobs completed since 2020 alone. Read the full story on our about page.
