Our team visited the property on July 9, 2026, to evaluate the shower assembly and surrounding tile work. The bathroom featured a chrome-finished shower valve with diverter spout, paired with a multi-spray shower head rated at approximately 2.5 GPM. The shower pan sat within a subway tile surround using a vertical running bond pattern, accented with hexagonal mosaic tiles. Wall-mounted control plates in oil-rubbed bronze finish were visible on either side of the enclosure.

Inspection revealed all fixtures showed expected patina and oxidation consistent with age, but the shower pan tiles remained clean and intact with no visible cracks or damage. Grout lines throughout the installation were sound. No active leaks were detected during the assessment.

Evidence of work included the presence of two different shower head models—the original chrome unit and a newer black low-flow replacement—indicating an efficiency upgrade had been performed. The newer head appeared to be a water-conservation model, suggesting the work focused on reducing water consumption without compromising spray pattern performance.

The tile substrate, silicone caulk sealant at joints, and brass valve bodies all remained in serviceable condition. The estimate visit confirmed the shower system’s structural integrity and the successful completion of the upgrade work. No additional repairs or follow-up service was recommended at this time.
