Boiler in Encino

Our team inspected a RAYPA, INC. non-automatic circulating tank water heater installed in an Encino home. The system featured copper and black iron piping secured with hose clamp connections, brass ball valves, and a circulating pump assembly with brown insulation jacket. Pressure relief valve connections and manifold pressure gauge connections were present throughout the assembly.

Significant corrosion and oxidation were visible on the copper piping, along with heavy mineral deposits and rust staining on surrounding concrete surfaces. A deteriorated elbow joint showed advanced corrosion, and brown and reddish discoloration throughout indicated iron content or sediment accumulation in the system—typical signs of age or water quality issues affecting the equipment.

During the service call, we accessed the system’s piping and connections, repositioning hose clamps and updating service documentation on the heater jacket label. The circulating pump assembly and support framework with metal strapping were inspected and confirmed operational. All venting configuration was verified to meet ASHRAE 90.1-2007 standards as noted on the equipment plate.

The water heater remains functional and properly vented. However, the extent of corrosion and mineral buildup observed suggests ongoing maintenance will be important to extend equipment life. The customer should monitor water quality and consider periodic flushing to manage sediment accumulation. We documented all findings and left the system ready for continued service.
