West of the 805 — the original Chula Vista

The neighborhoods around Third Avenue, down to the bayfront, were largely built between the 1920s and the early 1960s. Many of these homes still run on their original galvanized steel supply lines and cast iron drains — materials with a service life those buildings passed decades ago. The failures we see here are corrosion-driven: pinhole leaks in galvanized pipe, rust-narrowed water lines that choke pressure at the fixture, and clay or cast iron sewer laterals that roots find and exploit. Water on this side comes from Sweetwater Authority, which also serves National City and Bonita.

East of the 805 — Eastlake, Otay Ranch, Rolling Hills Ranch

Master-planned communities built mostly from the 1990s onward, plumbed with copper and PEX on slab foundations, served by Otay Water District. The failure profile is completely different: slab leaks rather than wall leaks, worn pressure regulators (these neighborhoods sit at elevations that require aggressive pressure regulation, and regulators are a 10-15 year part), and water heaters aging out in large numbers at once, because whole tracts were built — and plumbed — in the same two-year window.

What both sides share is hard water

That’s why water heaters here fail early and loudly: scale builds on the tank floor and heating elements, cutting efficiency first and shortening lifespan second.
