Water Heater in Los Angeles

Our team arrived to service a 40-gallon A.O. Smith commercial storage tank water heater (Model DEN-40 130) equipped with dual 6000W heating elements operating on 240V single-phase power. The system supplies hot water to a washing machine and home fixtures via copper and PVC piping with flexible connectors throughout the installation.

Inspection revealed significant rust and corrosion on overhead piping and metal fittings, along with visible water staining and mineral deposits on the surrounding floor and surfaces. Sediment accumulation was evident in the tank area, indicating mineral buildup from hard water. The circulation pump with pressure gauge and isolation check valves were examined as part of the assessment.

Work focused on flushing the water heater system to remove sediment and restore efficiency. Active water discharge with visible sediment was captured during the flushing process, confirming successful sediment removal from the tank. The flexible hose connections (yellow, blue, and black hoses) and supply line insulation were inspected and secured. All isolation and check valves were verified for proper operation.

Following completion, the water heater was returned to normal operation with improved flow and heating performance. The corrosion observed on overhead piping should be monitored; future replacement or wrapping may extend the lifespan of those components. Regular annual flushing is recommended to prevent future sediment accumulation and maintain optimal water heater performance.
