No Hot Water in Los Angeles

On June 15, 2026, our team responded to a no hot water service call in Los Angeles. Upon arrival, we inspected the property’s HVAC and water heating system, which included a ductless mini-split unit with a Honeywell programmable thermostat set to 57°F.

During the inspection, we identified several maintenance concerns affecting system performance. The equipment showed significant dust and debris accumulation on surfaces and the base pan, along with visible corrosion on metal components. The insulation wrapping on the refrigerant lines displayed age-related wear, and sediment buildup was present in the base pan. The condensate drain line and pump assembly required attention, as proper drainage is essential for system efficiency and preventing water damage.

We cleaned the accumulated debris and sediment from the base pan and equipment surfaces, inspected the condensate drainage pathway, and verified the motorized ball valve operation. The supply and return air ducts and mesh filter screens were examined for blockages. After completing our work, we applied a “DS GAP VERIFIED” certification label to document the inspection and service completion.

The thermostat control panel was confirmed operational, and the system returned to normal function. Hot water service was restored, and the unit is now running efficiently. We recommend scheduling regular maintenance to prevent future sediment buildup and corrosion issues.
